What price is land fetching?

We are thinking of offering to buy about 1 hectare of land from farmer next to us. Has anyone ideas as to what farmland (currently cattle pasture) is selling for?

The price of land varies greatly, especially for smaller plots, however as a basic guide:

  • Crop fields - €3K+ per hectare (terre has a subsidy at the moment for farmers who crop specific crops. This makes this land much harder to get).
  • Grassland - €2-3K per hectare
  • Woodland - €1-2K per hectare
Keep in mind that the class of land is fixed but the use isn't so you can plant trees on crop-land and vice-versa if you wish but the subsidy, insurance and taxes are charged on the class of land.

Don't forget to budget €500 ish for the notaires fees.

Small plots, especially in villages will be much more per meter than larger plots out of town and anything that might have (or expect to have planning permission - especially around Guéret - will be far more expensive). A neighbour recently paid €350 for about 0.1 hectares of scrubby grassland (plus fees).

These prices are for the Creuse (far far cheaper than other departments) - you might be looking at double or triple in some other departments.

That was extremely interesting and useful information, Dave. Thank you very much. We would like to buy some woodland in the commune if anyone cares to sell some (we have feelers out at the mairie) but we had no idea what sort of price might be asked.

With woodland expect to pay extra if you want the trees, otherwise they may be "cropped" by the owner before the sale - ensure you get what you want put into the sale contract.

Aha - I hadn't thought of that but what you say is borne out my a French friend who bought a wood with an ancient stone tower in it (he wanted the tower) and he was amazed to find that when he took over the land the owner had cropped all the best trees!

Thanks for the reminder of what our friend called "the usual French peasant cunning"!

What about an orchard? Is that half way between woodland and a crop?

I have been advised if you want to buy a piece of land it is best to offer to rent it.
The 'idea' to sell it to you is then the owners.
I have a friend who has just bought 800M2 near Dontreix for (I think) 150E using this method. :up:
